Posted by Ralf Yoffe | Under Economy & Government, Finance, Investing, Marketing, Mortgages, News, Technology, U.S. Markets Tuesday Jan 30, 2007Here is a SWOT analysis of the Colorado Springs Real Estate market as of the end of quarter 1 2008.
StrengthsWeaknessesRelocation Season is Late due to delays in military relocations to the area (specifically seasonal Air Force Orders). Relo buyers seem to value strong condition & price creating opportunity for sellersBuyers relocating into the market are more likely than ever to have a contingency clouding their ability to close on a property they wish to purchase hereMost areas offer excellent selection and sellers will often pay some (or all) buyer closing costsBuilders are hesitant to start new developments that are already approved due to slow sell-through on their existing developmentsInterest rates are very near all-time lows. This helps purchasing activity, but anyone in an adjusting mortgage with some equity should consider now as “the time†to re-finance. This could have positive effects in slowing foreclosures locally and nationally.Interest Rates have been ridiculously volatile adding stress to many transactions. A buyer’s qualification at time of contract must be verified and secured with a locked rate as quickly as possibleOpportunitiesThreatsLiterally everywhere. The only way to know the market has reached bottom is when you see it in the rearview mirror and you’re moving away. If you’re a buyer, there are 20% fewer buyers operating at a time when sellers must be realistic in price and outstanding in condition. It appears more likely than not that Colorado is already in a recession. Lack of job growth slows buying traffic. Lack of income growth slows demand. Neither slows listing stimulus. While listing stimulus has eased 9 of the previous 11 months, recession impacts could heat up inventory again.Long-Term Rental Property Investments. Rental rates are clearly headed up and the low financing is a great opportunity. Financing not available in 2004 that is available today are investor mortgages that are a mere 1/8 percent higher with no additional closing fees than a primary residence mortgage.Securing the Olympic Training Center was extremely positive news on the job front. Until further new announcements show up though, most managers and most employees will likely remain negative on the overall economy. If you’re willing to stomach buying now and seeing another 6 to 12 months of market volatility, some of the good buys in the market make sense to considerThose that are risk averse will wish to sit on the sidelines to see sustained proof of market improvement.

Posted by Ralf Yoffe | Under Business, Marketing, U.S. Markets Monday Jan 29, 2007And Not Think About Motives
For those who come looking for a short, thoughtful read, a blogging life discussion, or a way to gradually ease back into the week. I offer this bloggy life question. . . .
A friend of yours is beginning his business. She’s exploring many ways to promote and market what she does in many networks. You and she have had conversations over the past few years about what you believe in, she’s more about push marketing and aggressive transactions. You’re clearly more about relationships before talking about business.

What do you want to be? What do your kids want to be? How do childhood experiences affect your career?
Mine aren’t sure yet - but one says an Agricultural Engineer and the other says anything that makes a LOT of money. He has champagne taste and doesn’t want a beer bottle pocket.

Posted by Ralf Yoffe | Under Business, Company Profiles, Currencies, Finance, Options, Press Releases Friday Jan 26, 2007Managing your credit and your cashflow in a small start-up is sometimes difficult. If you are running short of cash cash advance instead of allowing yourself to get a late fee.
When self-financing it usually makes sense to lay the groundwork for your startup WHILE working at your current job. Let's face it - most startups fail and undercapitalization is the primary cause. Whatever your business model it makes more sense to weigh your options. Let's say you finance your start-up with a combination of credit cards and the three FFFs. It's almost certainly the case that the interest that you will pay with a cash advance is less than the interest plus penalty you will pay on your credit cards IF you miss a payment.

With the current stock market meltdown and NASDAQ hovering around bear territory – An interesting question comes to mind. Is another technology bubble on the way?? Or is it here already?
Hope everyone enjoy the video. By the way, the original song in this video is from Billy Joel – “We Didn’t Start the Fire”.

Before computers entered the mix, the production of print material was firmly in the hands of graphic designers and printers. It took a very clued-in client to have any idea about the print-production process. Therefore, people were mentally prepared to pay substantial amounts for their logo designs, brochures and annual reports.
That was then. Now, however, things are very different.
Ask most people how they would design a logo or prepare a newsletter and they’d automatically point to the computer, placing their faith in software packages to do the job.

Posted by Ralf Yoffe | Under Special Reports, Taxes Monday Jan 22, 2007One of my favorite tax stories to come out of the BBC (yes, even more than the new UK budget) is the saga of Hatsue Shimizu and Yoshiko Ishii. The two Japanese sisters have been arrested for alleged tax evasion - the National Tax Agency in Japan is calling it the biggest ever case of its kind in the country.
Tax officials in Japan claim that Shimizu and Ishii hid almost 6 billion yen ($58 million) in cardboard boxes and paper bags at their home in Osaka. The money reportedly is an inheritance as a result of the death of their wealthy father in 2004. Rather than report the inheritance, authorities allege that the sisters reported a small fraction and hid the rest. Tax officials claim to have found most of the money packed away in fifty cardboard boxes hidden in a shed.

Target Audience: Computer users who want to create buttons
Content: Every now and then I need a button. Sure, I have all the programs to create my own, but why spend the time when there are tools out there that can finish the job quickly.
There are a lot of button generators, but this one caught my attention because it worked so well. Recently a few people told me the ‘hire me’ on my site doesn’t look like a link, so it seemed like a good time to try out CoolText. Here’s what I created.
